Averill House Rules

  • CHECK IN / CHECK OUT Registered guests must check in via AirBnB app upon arrival and check out via text or phone call at the time of vacating the property. Early check in or late check out may be available, there is an additional fee of $25 for this and it must be confirmed in advance.

  • OFF-SITE BOOKERS If you are booking this location for family members or friends and you are NOT going to be staying in the house, you will need to designate one of your guests as the responsible person who will be accountable for making sure these house rules and the check-out process are followed. Ultimately YOU are responsible for ensuring these rules and the check-out process.

  • PARKING The driveway can hold two small cars or one large car. PLEASE DO NOT BLOCK THE SIDEWALK AT ANY TIME, AND ENSURE YOUR GUESTS ARE NOT BLOCKING THE SIDEWALK. Additional parking on nights after 5:30 PM (remove cars by 7 AM) and weekends is available at the large parking lot across the street.

  • SHOES We prefer that you remove your shoes and leave them on the front porch to reduce germs and dirt inside the house and on carpets.

  • SMOKING No smoking or vaping inside Averill House. Smoking is allowed on the side porch, please use the ashcans provided to extinguish cigarettes. If evidence of smoking is found after you vacate the property, an extra cleaning fee of $400 to remove odors will be requested through AirBnB.

  • NOISE Local noise ordinance goes into effect at 10 PM so please keep any noise down beginning at this time out of consideration for our neighbors. Please remember you are in a residential area with houses close by, some neighbors must go to work early. PETS No pets are allowed in Averill House.

  • DISHWASHER Please wash your dishes before checking out. If dirty dishes are left, an extra cleaning fee of $75 will apply. You can load the dishwasher at the end of your stay and start it up, we can unload it after you’ve gone. Dishwasher pods are provided and located under the kitchen sink. PLEASE DO NOT PUT KNIVES FROM THE KNIFE BLOCK INTO THE DISHWASHER. DO NOT PUT WOODEN BOWLS OR UTENSILS IN THE DISHWASHER. HOUSE ACCESS Registered guests have full access to all rooms except back porch and basement in Averill House including the laundry room. The back porch and basement are not open for guests to access; these areas are for staff only.

  • CANDLES Candles are NOT allowed in house, LED candles are fine.

  • FOOD Food such as condiments or snacks left behind by previous guests may be left in the house. It is up to the guests' discretion to decide whether to consume these items. Please remove any leftovers or opened containers of food when you vacate the property.

  • LAUNDRY Washer and dryer, ironing board and iron are located in the laundry room on first floor. These are for guests' use only. Laundry detergent is provided as a courtesy and is for on-site use only. Clean the lint filter before and after running the dryer. SHEETS AND TOWELS Used sheets and pillowcases should be removed from the beds at the end of your stay and deposited into laundry baskets found in upstairs closets or in laundry room downstairs. Soiled towels and wash cloths should also be put into laundry baskets. Laundry baskets should then be moved into the laundry room at the end of your stay. Please fold the comforter and set it on the luggage rack, chair, stool, or dresser in your room. Please do not leave any wet towels on wood furniture, floors, doors, or railings. Damp towels can be stored on the hooks and towel racks in the bathroom to dry, or on the hooks located in each bedroom closet.

  • HEAT/AC We use a smart thermostat which regulates energy use in the house. You may turn the heat to your desired temperature. Please contact us if you would like the temperature changed remotely. Window or room fans are available upon request.

  • TRASH Please empty the trash when you vacate the house and put a clean trash bag into the kitchen and bathroom garbage cans. Bagged trash goes into the green trash toters located outside the house. Trash and recycling pickup is done on Thursday mornings.

  • RECYCLING We request you recycle clean glass, paper/cardboard, metal and plastic waste into the blue toter in the kitchen. Please empty this into the large blue toter outside the house when you leave.

  • FURNITURE Please do not rearrange our furniture or drag furniture across the wooden floors. Please use the coasters provided throughout the house when setting glasses or hot dishes or mugs on the furniture. Please instruct children on these rules and be mindful of their interactions with the antique furniture to avoid damage.

  • DINING ROOM Please use placemats and tablecloths when dining (in the buffet) and do not set glasses or hot dishes on the bare wood surfaces without a coaster or trivet, located on the dining room buffet.

  • SECURITY Please secure your belongings by locking the doors and keeping windows closed and locked at night. Use common sense and keep cars locked and any belongings within them concealed. There are no security cameras inside or outside the house.

  • HOST / OWNER ACCESS We, or our staff, may need to access the property during your stay to do laundry, service or repair things, or get items out of the storage area in the basement. We will let you know via text in advance of this.

  • DRUGS If guests are suspected of carrying and/or using illegal drugs, the authorities will be engaged, and guests will be asked to vacate the property immediately.

  • PARTIES / SPECIAL EVENTS Are NOT ALLOWED WITHOUT PRIOR PERMISSION FROM HOST. A party or special event is defined as when an additional 6 or more people who are not registered guests of the house are invited over to the house. Please contact us before hosting a party or special event at for permission. Permission will be granted or declined based on the following variables: size of gathering, indoor or outdoor gathering, age of participants, and day of week. If guests are found to have had a party without host permission, we will contact AirBnB to report guest. If parties or special events result in complaints from our neighbors, we will notify guests and report guest to AirBnB.

  • EXTRA GUESTS / VISITORS Registered guests may have friends & family over to the house to visit. The maximum number of additional friends & family members allowed is 5 people. More than this number is considered to be a party or special event and is not allowed without prior permission from hosts. No additional overnight guests who are not registered may stay overnight at the house. Visitors may not bring pets into the house and must obey all house rules. The guest who has booked the house is responsible for all other guests and for monitoring their behavior.

  • DAMAGE / CLEANING If you break or damage something, please let us know immediately and arrange for its replacement or repair. Damage to the house itself or any furniture will be repaired by our staff at a service charge of $50 per hour. If the house is not left clean there will be an additional cleaning fee charged equivalent to the number of hours over 3 that it took our housekeeping staff to clean the house. The additional fee will be requested through AirBnB.

  • FINALLY, because this is a home and not a hotel, please be respectful of the property and our belongings and clean up before you leave.
