This gorgeous 1911 American Foursquare sleeps 11 guests and features all natural wood trim, stained glass windows, and a new kitchen and bathroom, 4 bedrooms and spacious third floor bunk room and game room. The large dining room includes a 10’ oak table and the living room has an ornamental fireplace and leather furniture. The house is decorated with antique furnishings. A large pantry offers extra storage space. Perfect for large families who want a place to stay together. Plenty of parking too.

 

Hamilton House was built in 1911 on a lot on Reservoir Avenue in Highland Park, a Frederick Law Olmsted designed park and arboretum that is home to the annual Lilac Festival. Lamberton Conservatory, also built in 1911, was across the street from this house in its original location. The house was slated for demolition in 1982, to make room for a new parking lot for an adjacent nursing home, when it was moved to this lot on Hamilton Street in February of that year.

 

​The house underwent an extensive renovation by Maxfield Properties in 2018. The renovation was focused on the preservation and restoration of the home’s original character. The restoration work encompassed the home’s windows, leaded and stained glass, woodwork, walls, ceilings and floors. Painted trim in the pantry was stripped of many layers of paint. The kitchen and bathrooms, which had been redone in the 1980’s, were gutted and completely renovated.

 

​Guests have access to the entire house except a storage room in the basement. Laundry room is available for guest use. The adjacent driveway is for guests to use. Overflow parking in the parking lot of Historic Houseparts is also available for guests.

This is a GREAT Airbnb, which are getting harder and harder to find. It matches the descriptions and pictures exactly. Beds were comfortable. Kitchen had anything you could need. The bathrooms were great. The location if you're visiting anyone at U of R is perfect. The Coop a few doors down was fantastic, and made me wish I lived in Rochester! We appreciated the flexible booking policy and not having crazy jacked up additional charges. The house was charming and incredibly comfortable. The owner was extremely responsive and accommodating. We hope to be able to book it whenever we're in town!

The Kitchen, Pantry & Bar

The kitchen at Hamilton House features a five burner gas stove and a large double bowl stainless steel sink. There is a Panasonic 2.2 Cu. Ft. 1250-watt microwave oven in the pantry. Both rooms feature tiled floors. The kitchen has gray crackle subway tile back splash and white Carrara counter tops which were salvaged from an area college and polished and honed. Floating shelves in the kitchen were fashioned from salvaged floor joists. There is a butcher block topped storage table and a small peninsula with seating. We have a coffee maker that brews with traditional ground coffee and filters and a French Press. We provide regular and decaf coffee and a variety of teas. The kitchen is stocked with basic flatware and utensils, a full set of knives, and dinner and sandwich plates and bowls. Glassware includes a variety of glass sizes plus stemware in the bar area. A bar refrigerator in the bar provides additional cold storage. The pantry area features a salvaged marble counter with bar seats. Serving platters and bowls are in the pantry and the buffet in the dining room. 

Living Room & Dining Room

The living room at Hamilton House features dark brown leather furniture and several ottomans for additional seating. There is a 50" smart television that has an integrated Amazon firestick. There is a Sony surround sound system with a receiver that has an auxiliary cable or dongle to connect to an Iphone to play music. The restored leaded glass cabinet in the living room has a variety of games and puzzles and books. 

The dining room features custom draperies in a William Morris pattern called "Wandle". The dining room table is set up with two leaves to comfortably seat 6 people. An extra leaf is available to extend it further, and extra chairs are available upon request. There are additional table cloths in the antique oak buffet in the dining room, and an additional set of china dishware as well. 

Bedrooms

Bedroom 1 features an Art Deco theme, a large closet, fabric privacy blinds, hardwood floors and a flat screen tv with digital antennae. The queen sized bed features a down alternative comforter and ultra-soft microfiber sheets.

Bedroom 3 features mahogany Colonial Revival furniture, two closets, fabric privacy blinds, hardwood floors and a large flat screen tv with digital antennae. The full sized bed features a down alternative comforter and ultra-soft microfiber sheets.

Bedroom 4 features birdseye maple furnishings, a large closet, fabric privacy blinds, hardwood floors and a flat screen tv with digital antennae. The queen sized bed features a down alternative comforter and ultra-soft microfiber sheets.

Bedroom 5 is on the third floor of the house, and features oak furniture, a large wardrobe, hardwood floors and a  large flat screen tv with digital antennae. The three twin sized beds feature down alternative comforters and ultra-soft microfiber sheets. There is a large sitting area in this space, perfect for kids to gather in.

Bathrooms

There is a half bath on the first floor which features an original stained and leaded glass window, a Carrara marble countertop, and vessel sink. There is a ventilation fan in the bathroom also. 

There is a full bath on the second floor which features marble tiled walls, decorative octagonal floor tiles, a 4' wide vanity with ample storage and a 36" LED lighted mirror. The 48" walk-in shower features sliding glass doors, a rain shower, and a handheld shower. We provide you with two hair dryers, body wash, hand soap, and shampoo. There is a ventilation fan in the bathroom too. 

Extra towels and wash cloths are stored in the linen closet in the upstairs hallway.
